Phase 1 already links the airport, Central and the city. Phase 2's OMR line (Madhavaram–SIPCOT) adds stations at Sholinganallur, Siruseri and SIPCOT, opening in phases from around 2027; until then the works themselves add to OMR traffic.
OMR is the IT spine, and the Perungudi–Sholinganallur stretch is the chronic bottleneck; peak trips toward the city can take well over an hour. Living close to FBS is the single biggest quality-of-life lever. It is a tolled expressway, so keep a FASTag.
Autos are everywhere (use the app meter), with Ola, Uber and Rapido all active; Rapido is cheapest for bike-taxis. MTC buses and share-autos cover the rest.
Chennai International (MAA) is about 20 km, 40 to 60 minutes from Sholinganallur via the 200 Feet Radial Road and GST Road; a major domestic and international hub.

Much of OMR runs on borewell and tanker water, which can be hard or brackish. This is the single most important thing to check: ask about the building's water source and quality before you sign.
The Pallikaranai marsh edge, the 200 Feet Radial Road and parts of Medavakkam can hold water in the October to December monsoon. Prefer a building on higher ground with good drainage.
Confirm the unit has 100% diesel-generator backup, not just common-area backup. On the IT corridor an uninterrupted connection matters for work-from-home days.
